Van Nuys
Home ground. A lot of post-war single-storey stucco with original concrete driveways — porous, and forty years of oil in it. Expect a good lift rather than a new slab.
Sherman Oaks
Hillside properties south of Ventura, where runoff heads downhill fast. Containment matters more here than anywhere else we work.
Encino
Larger lots, longer frontages and more two-storey elevations. Usually a full-day house wash rather than a morning.
Reseda
Similar building stock to Van Nuys and the same first-clean story. Wide driveways are common, which makes the surface-cleaner finish more obvious.
North Hollywood
Dense mix of residential and small commercial. Storefront frontages here drain straight to the kerb, so this is where the discharge rule bites.
Valley Glen
Quiet residential, mature trees. Trees mean gutters, and gutters mean the streaks down the fascia.
Lake Balboa
Newer stock than the surrounding area, so more maintenance washes and fewer heavy first cleans.
Panorama City
Older apartment and mixed-use buildings; a lot of shared walkways and communal parking that property managers keep on a schedule.
Northridge
Larger post-quake rebuilds with newer stucco. Newer stucco is not tougher — it still needs a soft wash.
Studio City
Tight streets and narrow side access. Reaching the back of the house is often the constraint, not the wash itself.
Also reached regularly: Winnetka, Canoga Park, Tarzana, Sun Valley, Burbank and Toluca Lake.
One thing that is true across all of it
The San Fernando Valley is hot, dry and dusty, and most of its housing stock is stucco with a concrete driveway. That combination produces a very particular pattern: mineral dust and traffic film on the walls that face the road, and organic growth only on the north side where the sun never reaches.
Which matters because they need opposite treatments. The dusty side wants a surfactant; the green side wants a biocide. Washing the whole house with whichever solution was already in the tank is how you get a place that looks clean for a month and then goes green again on one wall.
