Why we lead with the code

Because almost nobody does, and it is the single most useful thing a homeowner here can know. Los Angeles prohibits hosing paved surfaces outright and prohibits washing runoff reaching the storm drain. Most people have never been told either, and find out from a neighbour or a notice.

Saying so up front sets the standard we work to, and it means you can check the claim rather than take it on trust. Both sections are quoted here with links.

How we work

• Pre-treatment before pressure. Most staining is chemical. Solutions and dwell time do the work; pressure finishes it.
• The right pressure for the surface. Concrete takes a lot. Stucco, roof tile, shingle and wood take very little. Using one setting for all of them is how surfaces get ruined.
• Runoff captured wherever water would otherwise reach a gutter or grate.
• A number before we start, and it only moves downwards.

What we will turn down

A roof that is too far gone to survive a wash. Stucco that needs a repair rather than a clean. A driveway where the honest answer is that it is worn, not dirty. Saying so costs a job and saves an argument.
